Buckinghamshire’s average house price stood at £407,397 in November, having risen by 0.3 per cent over the last year, only the 22nd highest rate of increase among the 27 county council areas and markedly below the rises of 1.1 and 2.8 per cent recorded across the south east region and the UK as a whole respectively. While the 3.0 per cent rise recorded in South Bucks was the strongest growth recorded among Buckinghamshire’s districts, it ranked only 184th among the 380 local authority districts in Great Britain, while the 2.1 per cent fall recorded in Wycombe was the 350th strongest or the 31st weakest annual growth.

With the exception of flats, which saw a 2.2 per cent fall, all property types saw average prices rise in Buckinghamshire in the year to November, led by a 1.3 per cent price rise for detached properties. All types of houses have seen prices rise over the last year in Aylesbury Vale, Chiltern and South Bucks, although the average prices of flats fell by 1.0 per cent in both Aylesbury Vale and Chiltern, with flats in South Bucks seeing a 1.2 per cent rise. In Wycombe, average prices fell for all property types, led by a 4.3 per cent drop for flats.

There were 583 house sales in Buckinghamshire in September, taking the total for the last year to 7,857, the lowest for any 12 month period since September 2013. This was 23.1 per cent below the post-recession peak of 10,220 reached in the year ending March 2016 and 39.5 per cent below the all-time high of 12,987 sales recorded in the year ending June 2000. Sales in Buckinghamshire have fallen by 11.0 per cent in the last year, ranging from an18.7 per cent fall in Wycombe to a 6.2 per cent fall in Aylesbury Vale.
